Olive Branch Planning Commission to Weigh Shepherd’s Landing
The Olive Branch Planning Commission will take up a new planned development called Shepherd’s Landing, which would combine single-family homes with space for a daycare and senior living, at its regular meeting Tuesday, Nov. 10. The commission meets at 6 p.m. in the Municipal Court Room at 6900 Highland Street, and the meeting is open to the public.
The seven items on the agenda include a rezoning, a change to an existing planned development, four final plats and a replat, along with a discussion of zoning code updates.
Shepherd’s Landing PUD at Nail and Pleasant Hill Roads
The largest item is a zoning map amendment for about 15.89 acres at the southeast corner of Nail Road and Pleasant Hill Road. The request, submitted by David Bray of The Bray Firm for property owner Still Waters of MS LLC, would rezone the land from A-R, Agricultural-Residential, to PUD, Planned Unit Development.
The application would also set the development plan for Shepherd’s Landing PUD. According to the agenda, the plan includes single-family homes plus areas set aside for a daycare facility and senior living (File PD-26-0008).
In Olive Branch, the Planning Commission makes recommendations on rezonings, and the Board of Aldermen has the final say.
Other Olive Branch Planning Commission Items
- Trinity Park PUD (8961 Church Road): A request to add a laundromat and other neighborhood-scale commercial uses as permitted uses in Area 7 of the 16.21-acre planned development at the southwest corner of Highway 305 and Church Road (PD-26-0007).
- The Villages at Southbranch, Phase 3: A final plat that would create 53 single-family lots and four common open spaces on about 23.3 acres at the east end of Sipsey Way, east of Bankhead Drive (SD-26-0027).
- Robinson Crossing Commerce Center: A replat of a shared access easement across two commercial lots at 5010 Church Road E., at Pleasant Hill Road (SD-26-0033).
- Acree Commercial Subdivision, Phase 3: A revision that would fold Lot 18 into two neighboring lots on James Herbert Drive (SD-26-0034).
- Two small residential plats: The Z Squared Subdivision at 7760 College Road and the Paul Williams 2 Lot Subdivision at 3521 Pleasant Hill Road N. would each create two single-family lots on about two acres (SD-26-0031 and SD-26-0032).
