Olive Branch Planning Commission Eyes 90-Acre Industrial Lot
The Olive Branch Planning Commission will consider a plat for a single 90-acre industrial lot in the Legacy Park area and a final plat for 19 new homes at Center Hill Farms when it meets Tuesday, Oct. 13. The regular meeting starts at 6 p.m. in the Municipal Court Room at 6900 Highland Street.
The agenda, posted on the city’s website, lists three subdivision requests. Two relate to the city’s growing industrial base, and one would add homes to an existing residential development in eastern Olive Branch.
90-Acre Industrial Lot Near Polk Lane
Under new business, commissioners will take up the 1st Addition to Legacy Park Phase 6 Subdivision. Submitted by Jason Weaver of Goodwin Marshall for property owners Legacy Park Bldg. 10 Inc. and Lillard D. Sanders III, the request would create one industrial lot of about 90.37 acres.
The land is zoned M-1 Light Industrial and Planned Unit Development. It sits on the east side of the Polk Lane right-of-way, generally east of the intersection of Polk Lane and Progress Way (File SD-26-0029). The agenda does not name a tenant or a planned use for the site.
Olive Branch’s industrial parks along the Tennessee state line have drawn a long list of distribution and manufacturing projects in recent years. Combining land into one large lot is often a step toward a big warehouse or industrial building, though no such project has been announced for this site.
Center Hill Farms Phase 3 Final Plat
The commission will also consider the final plat of Center Hill Farms Phase 3, submitted by Alex Gagne of M&R Builders for property owner Johnny McBride. The plat would create 19 single-family lots and two common open spaces on about 6.67 acres.
The property is zoned Planned Unit Development and is on the south side of the intersection of Crawford Road and Molly Madeline Lane (File SD-26-0030).
Lot Line Change on Highway 178
The consent agenda includes the 2nd Revision of Advanced Electric Subdivision at 10490 and 10500 Highway 178, on the east side of the highway between Lacy Drive and Dorothy Drive. The request from Chance Walker of Smith Walker Engineering & Surveying, on behalf of property owner Edward Odom, would shift a lot line between two lots in the M-2 Heavy Industrial district:
- Lot 1A would go from about 2.65 acres to about 1.14 acres.
- Lot 1B would grow from about 2.19 acres to about 3.70 acres.
Items on a consent agenda are usually approved together in a single vote unless a commissioner asks to discuss one separately.
