OLIVE BRANCH, Miss. — A new chapter has begun for the prominent 170-acre mixed-use development at the corner of U.S. Highway 78 and Highway 305. Olive Branch Mayor Ken Adams announced Wednesday that the project, formerly known as The Cascades, has been acquired by a new development company and rebranded as Dove’s Landing.

The move is seen as a vital “reset” for the site, which has been highly anticipated by the local community. The new name, Dove’s Landing, is intended to create a thoughtful connection to the identity of Olive Branch, symbolized by the city’s official logo.

“This new name reflects both a fresh beginning and a thoughtful connection to the history and character of Olive Branch,” Adams said. “It represents renewal, stability, and a long-term commitment to quality that aligns with our city’s vision and brand.”

The mayor noted that the new ownership team is fully committed to finishing the development in a way that provides a positive impact for residents. While the project sat dormant under previous management, Adams indicated that city leadership is now “actively engaged” with the current developers to ensure accountability and consistent progress.

While specific construction milestones were not immediately released, the transition brings “fresh energy” to a site designed to include residential units, retail storefronts, and professional office spaces. The original scope of the development also included a substantial 70-acre park.

“We understand that this project has been highly anticipated and we share the community’s desire to see it completed,” Adams said. “With new leadership in place, fresh energy has been brought to the site and we are optimistic about the path forward.”

City officials expect to release more details regarding site plans and potential tenants as the project advances.
