In Hernando, they say this is “a big deal,” for the city, especially when officials admit that Commerce Street, the city’s “Main Street,” really doesn’t have any more room to grow.

And with the new Hernando High School being constructed right across the road, Thursday’s groundbreaking of Sky Lake Construction’s Delta Landing development on McIngvale Road is an indication of where more of the city’s growth will go.

The development is described as combining the principles of a traditional neighborhood “with the excitement of a town center to build a community where people can live, work, and play within a short walking distance,” according to the development’s promotional materials.

Delta Landing is a 261-acre development with access to McIngvale Road and then to I-269 and I-55. Jerry McBride with Sky Lake Construction says about 42 acres of the development will feature commercial entities.

“It’ll consist of three mixed-use buildings and three loft buildings,” McBride said. “There will be some office space, we have a hotel site and a bank site.”

The Shopping Center Group oversees the commercial development of the commercial side of the development, and McBride said about 10-acres have been donated for a new $19 million state-of-the-art YMCA for Hernando.

On the residential side will be a 55-and-older active adult neighborhood with about 90 houses, another 90 townhouses, and close to 600 single family homes, ranging from 1,800-2,400 square feet in size.

“It’s really a nice development,” McBride said. “With that location, it’s got easy access in and out to Interstate 69 and also to 55. And that should bring a good community for people who live in that are working or are in DeSoto County and surrounding areas.”

McBride said Sky Lake has several residential communities that have as many as 600 single-family homes, but this is their largest development of residential and commercial properties.

Presales will begin in July, McBride said, and the plan is to start building the first part of August.   “We’re really excited about being a part of Hernando,” he said. “We’ve built in Hernando before but not not at this scale.”
