DeSoto County announces 2026 Homestead Exemption filing period

HERNANDO, Miss. — The DeSoto County Tax Assessor’s Office has announced that applications for the 2026 Homestead Exemption period will be accepted beginning Jan. 5, 2026. Local homeowners have until 5 p.m. on April 1, 2026, to file their applications at the Tax Assessor’s Office located at 365 Losher St., Suite 100, in Hernando.

The Homestead Exemption is a state tax provision designed to reduce property taxes on primary residences. While the benefit can significantly lower annual tax bills, county officials remind residents that the exemption is not automatic; eligible homeowners must apply in person to receive the credit.

Eligibility and Special Exemptions

Most homeowners who already have an exemption on file do not need to reapply. However, special provisions are available for seniors, disabled residents, and veterans:

  • Veterans 90 and Older: Under Mississippi law, honorably discharged veterans who reach age 90 by Jan. 1, 2026, are eligible for a 100 percent Ad Valorem tax exemption on their homestead property.
  • Seniors: Residents who are 65 or older by Jan. 1, 2026, can qualify for an additional tax exemption by providing proof of age.
  • Disabled Residents: Individuals who are 100 percent disabled by the start of the year may also qualify for increased tax relief with proper documentation from the Social Security Administration or the Veteran’s Administration.

Required Documentation for First-Time Applicants

Homeowners applying for the first time, or those needing to report changes, must bring the following items:

  • A copy of the recorded Warranty Deed.
  • Mississippi vehicle tag numbers for all cars and trucks.
  • Social Security numbers and birth dates for all applicants (and spouses, if married).
  • A closing or settlement statement from the home purchase.
  • Relevant proof of age or 100 percent disability status, if applicable.

When to Reapply

Homeowners who currently receive the exemption must file a new application if certain life events have occurred, or they risk losing their tax credit. According to Mississippi Code 27-33-31, reapplication is required for:

  • Changes in Marital Status: Recent marriage, divorce, or legal separation (bring marriage license or divorce decree).
  • Change in Ownership: Adding or removing a name on the deed, or receiving property through a will or court order.
  • Property Alterations: Changes to the legal description of the property.
  • Occupancy Changes: If the home is no longer the primary residence or if occupancy status has shifted.
  • Death of a Spouse: While a new application may not always be required, survivors must verify their continued eligibility with the Chancery Clerk’s office.
