Twenty-five most expensive towns for homes in Mississippi

April 5, 2025 – This can be looked at in a couple of ways. If you’re buying a home in DeSoto County, make sure you have saved up a lot of pennies, but if you are selling your home in DeSoto County, your residence is worth a good share of pennies.

A new study from Kevin Morris of the website Home Stratosphere has listed the 25 most expensive places to buy a home in Mississippi in April 2025.  Morris analyzed data from the Zillow Home Value Index to form his list.

Morris ranks Nesbit as the fourth most expensive location in Mississippi, behind, in order, Madison, Oxford, and Taylor.  Its 2025 home value of $345,307 is above the 2020 value of $259,478, a percentage change of 33.1 percent, the report said.

Morris wrote, “Nesbit has emerged as one of Mississippi’s premium housing markets, with values climbing 72 percent from $200,787 in 2010 to $345,307 in 2025. The growth rate accelerated after 2015, with a 66.4 percent increase in the decade that followed. This unincorporated community in DeSoto County attracts residents seeking larger lot sizes and a more rural atmosphere while still maintaining easy access to the commercial centers of Southaven and the employment opportunities of the Memphis metropolitan area just a short drive away.”

Hernando is next on the list at number five with a 2025 value of $329,900, compared to the 2020 value of $245,592, or a 34.3 percent increase in home value.

“Hernando exemplifies the premium housing market emerging in DeSoto County, with values rising 73 percent from $190,665 in 2010 to $329,900 in 2025,” Morris wrote. “The growth curve has steepened in recent years, with a 34.3 percent jump just since 2020. As the county seat of DeSoto County, Hernando blends historic small-town charm with modern amenities, earning recognition for its excellent quality of life, tree-lined streets, and commitment to walkability that has attracted a growing population seeking the perfect balance between accessibility and community character.”

Olive Branch came in at number six on the Home Stratosphere ranking for Mississippi with a 2025 home value of $321,219, compared to a 2020 value of $235,585, a 36.3 percent increase and up 84.6 percent since 2010.

“As one of DeSoto County’s premier communities, Olive Branch consistently ranks among Mississippi’s fastest-growing cities, offering residents a perfect blend of suburban comfort, excellent schools, and easy access to Memphis’s employment centers and amenities just across the state line,” wrote Morris.

Southaven ranks 11th in the rankings, Byhalia is 17th, Lynchburg sits at number 20, Walls is 21st and Red Banks is at number 24.
